The Project

Leeds City Council and its newly created housing associations have a responsibility under the Governments target for improving the decency of all social housing under its control by 2010.

To ensure that all construction teams, tenants and other involved parties are protected against accidental exposure to asbestos fibre type 2 and or 3 asbestos surveys are required prior to the commencement of any site work.

The council has many tens of thousands of properties across Leeds and the surrounding outlying towns and villages, a large proportion of which, require some form of renovation work under the decency scheme. 

Our Role

Bradley Environmental has been awarded the contract to conduct a range of asbestos consultancy services including; asbestos surveys, asbestos testing, asbestos analytical services and asbestos removal services.

Working closely with the local housing associations along with the centralised property management team and a number of large main contractors including FHM, Keepmoat, Connaught plc etc, our Ossett Branch co-ordinates a huge volume of domestic surveys across all areas of the city.

As part of the project it is not uncommon to undertake between 400 – 600 domestic asbestos surveys per month on both large planned schemes involving many hundreds of properties as well as emergency and adaptation works for individual dwellings for the infirm and elderly.

With all asbestos surveying projects of this scale, the most challenging aspects is to liaise with tenants, contractors and asbestos managers whilst ensuring all relevant parties have the information they require so that any necessary asbestos removal works can be scheduled, tenants kept informed and all timescales adhered to.

As one of the countries leading asbestos consultancies we have a wealth of experience in running similar projects but with the sheer number of properties involved we have developed a range of finely tuned, in-house systems to cope with the workload an ensure all involved parties have the information they need when they need it.

In addition to our asbestos survey and consultancy services we have also been heavily involved in helping with the set up and installation of the council’s city wide asbestos management database system. Our involvement started from the initial pilot scheme to its continued improvement and development over time as the project and framework agreement continues.
