A pre-demolition asbestos survey (formally a type 3 asbestos survey) is used to locate and describe, as far as reasonably practicable, all asbestos-containing materials (ACMs) in the building and will involve destructive inspection, as necessary, to gain access to all areas.

What can we do to help?

A pre-demolition asbestos survey is primarily designed to identify asbestos containing materials so that they can be removed in preparation for demolition and or refurbishment works.

We have the experience where it counts

Our asbestos surveyors can advise on the type of asbestos survey needed. Our Asbestos Removal and Project Management services can ensure your demolition or refurbishment project is completed on-time and within budget.

Pre-demolition asbestos survey - what will the report tell me?

Asbestos in buidlings

Below are key points you really need to know regarding Asbestos in Buildings:

  • Asbestos only becomes a problem once it’s disturbed and the fibres become airborne
  • Any building built prior to year 2000 can contain asbestos
  • ALL non-domestic buildings must be subject to a targeted asbestos survey prior to demolition or refurbishment works
  • There is a legal requirement to remove ALL asbestos materials prior to the affected area being demolished or refurbished
  • Asbestos fibre air monitoring must be carried out during asbestos removal works

Asbestos law - whats the worst that could happen?

If you own or are responsible for a commercial building that you are planning to demolish or refurbish and you fail to manage the asbestos correctly, you could expose individuals to asbestos fibres resulting in a prosecution, unlimited fines and imprisonment.

What are my responsibilities?

If you are the duty holder, you are required to manage your asbestos risks in line with the Control of Asbestos Regulations (CAR) 2012.

Bradley Environmental Consultants is UKAS accredited and the UK’s market leader in asbestos management. Our asbestos management team can help you to manage your asbestos risks correctly and protect individuals and the environment from asbestos exposure.
