Following the introduction of the Renters’ Rights Act, the new legislation came into force on 1st May 2026. While the Act itself does not introduce specific new legal requirements relating to Legionella, these changes will help strengthen expectations around property standards.

However, it is now recognised as a serious health hazard, especially when fibres become disturbed and inhaled.

A man with cancer linked to asbestos has died just weeks before two of his former employers were found negligent for exposing him to the deadly substance more than 20 years ago. John Reid, who worked as a labourer, was diagnosed with the asbestos-related lung disease mesothelioma in 2024 and died in March, aged 53.
